Many of our clients prefer a home or office that follows traditional Vastu principles. If you do, we assess shortlisted properties for you and put our findings in writing — alongside the price, costs and developer checks that every purchase gets.
Vastu Shastra is a traditional Indian system of design and orientation. Whether it matters is entirely your choice — many of our clients do not use it at all, and we advise them just as fully.
A Vastu check is only done when you ask for it. It never replaces financial due diligence on price, fees, developer history and payment obligations.
If a property does not meet your Vastu preferences, we tell you plainly — even if it is otherwise a good fit — and show you alternatives.
Vastu is a matter of personal and cultural preference. We make no claim that it affects price, rent, resale value or any other outcome.
We work from the developer's floor plans and orientation drawings for off-plan units, and confirm with a compass reading on site wherever a viewing is possible.
Which way the main door faces, and its exact position on that wall — the entrance "pada" in the traditional 32-segment chart.
Where the kitchen, master bedroom, living area, prayer or meditation space and bathrooms sit relative to the eight directions.
Whether the layout is regular, whether any corner is cut or extended, and whether the centre of the home is open.
For offices and shops: the owner's seat, reception, cash counter, pantry and storage positions.
Plot shape, road position, slope and corner orientation before you commit to land.
Where a unit falls short, practical furnishing or layout adjustments — without suggesting structural changes the building rules would not allow.

On a short call we note what matters to you — for example a north- or east-facing entrance, or a south-west master bedroom — and how strict you would like us to be.
We check each shortlisted unit's floor plan and orientation and mark which ones meet your preferences, partly meet them, or do not.
Where a viewing is possible, your advisor takes a compass reading and measures the entrance position on site to confirm the drawings.
You receive a written Vastu summary for each unit, next to our usual comparison of price, costs, developer record and payment plan.
We explain the findings and the trade-offs. The decision — including whether Vastu should outweigh other factors — is always yours.
Yes. We assess it from the developer's floor plan and orientation drawings, and can re-check on site at handover.
Nothing, if you buy your property through us. Ask us about the fee for a stand-alone check on a property bought elsewhere.
No. It is entirely optional, and our advice on price, developer and payment terms is the same either way.
We do not make that claim. Value depends on location, quality, supply and the market. Vastu is about your own preference and comfort.
Vastu Shastra is a traditional belief system. Zahra Alkanz Realty LLC provides Vastu assessments as an optional, preference-based service and makes no representation about their effect on property value, income, health or any other outcome.
Send us the units you are considering, or let us build the shortlist with your preferences from the start.
